Renovation of the office of Mabna-Teb-Pasargad Company (Medix)

Mabna Teb Pars Company is a well-known and experienced company in the field of selling and manufacturing some medical equipment in Iran, which started its work in 1986.


Mabna Medical Group, with four decades of experience in the field of medical product production, entered the production field by establishing its first company in 1986.
 While cooperating with international manufacturers, carrying out joint projects with global manufacturers, and moving towards localizing some specific equipment, Mabna Medical Group has taken valuable steps towards supplying medical equipment and products.

This company has the largest medical adhesive factory in the Middle East, equipped with the most advanced machinery and equipment in the world, and is capable of innovating and producing medical products needed for wound treatment. ​​​​​​

 ​​​​In 2023, Mabna Teb Pars Company will purchase an office unit in the Etminan Commercial Office Complex in Tehran and came to our team to renovate this unit in a way that is responsive to the management of their product sales.

Pictures of the challenges before the renovation

Our renovation project is located in the Etminan Office Building on the southwest corner of Valiasr and Taleghani Streets.
This 12-story office-commercial building was started before the 1979 Iranian Revolution and, after many delays, was finally put into operation in 1985. At that time, some of the units were used for residential purposes and then for office purposes... So we were faced with a dilapidated unit in a high-traffic area of ​​Tehran that had been renovated and even changed its use several times.

To modernize and optimize the space of this office unit, our team faced structural and utility challenges and limitations.
The spaces that were assigned to our team for renovation are as follows (before renovation):

Management

Demolition of almost all interior walls
Due to the new architectural design of the office unit and the transformation of its interior architecture, it was necessary to demolish all the old walls so that each space would have access to natural light and ventilation. The walls through which the electrical and plumbing facilities of other units on the floors passed were left as unchanged as possible.

Troubleshooting project utilities

Due to the age of the building, all plumbing installations, including electrical, mechanical, and wastewater, were repaired or replaced.

Removing the floor of the unit until you reach the concrete slab of the structure ​​​​​​​
To reach the utility pipes and replace and change them with the new plan, we had to completely remove the floor of the unit, which involved removing a volume equivalent to 14,000 liters of heavy construction materials, equivalent to thirty thousand kilograms of the building's dead load. After installing the new utilities, we covered them with lightweight (hollow) materials of a lower height, and as a result, we added 10 centimeters to the height of the space.​​​​​​​ 

Preparing the surface substrate for tiling

​​​After installing the utility pipes, considering the choice of Spinnaker porcelain tiles for the project and the use of tile adhesive instead of mortar, the surfaces were first waterproofed, then re-cemented and leveled so that the tiles could be properly placed next to each other with minimal use of adhesive

First-class tiles with quality of installation 

In an office unit, the most stressed and worn material is the floor. Today, in many office spaces, imported wood laminates or HDF are common, which are both less resistant than porcelain tiles and more expensive... In this office plan, our team chose a 20 x 120 cm spainker tile wooden parquet design, which gives this space a perfect and sustainable appearance.

Implementation of a Knauf ceiling with linear lights and a new heating and cooling system ​​​​​​​​​

Given that the ground fan coil heating/cooling system had been changed to a ceiling duct split system, the exact location and map of the indoor unit' hvac, the duct routes, and linear lights had to be determined so that the relevant installations could be installed and correctly in coordination with the ceiling structure.

Design and implementation of all furniture with accurate 3D drawings.

After finishing the ceiling and painting, it was time for the MDF work. In this project, we first designed all the employee desks, conference room, and management room with their metal bases in 3D models, and then ordered and built them. In addition to saving costs, the designed furniture fit properly and with maximum use in the space.

Implementation of partitions and wall coverings and provision of some accessories for the office 
Ordering galvanized flower pots with oven paint to visually separate different parts and implementing glass partitions, implementing Korean-style polystyrene wall coverings on some walls and surfaces , especially to hide the toilet door in the entrance area, selecting and ordering some comfortable chairs and equipment needed for the pantry and toilet, and implementing the organizational slogan and company identity card in reception wall were also among our design and implementation services for this office.

In the process of designing the office space of Mobna Tejarat Company, in order to better display the designs to the client, we prepared a virtual reality file in Meta Camera, and after displaying it and approving it, and then making some changes in the interior design, we reached the implementation stage. Considering the project and design conditions, except for the building structure, all the facilities and space plan were changed and improved according to the needs of the company and employees, as follows:​​​​​​​

The design of a entrance space to the office, which, in addition to creating a Transitional Space for guests and employees, enabled the installation and hide of many of the facility's such as of heating and cooling system and network switch and electrical panel of the unit.The network switch ,new smart electrical panel, and employes supplies were installed and hidden behind the entrance door,
and the toilet entrance door completely hide with decorative wall covering. New toilet features include wall-mounted toilets and custom ceramic sinks, and first-class Spainker porcelain tiles and modern lights from Modular Pro
The previous conference room did not have natural light and proper ventilation, so the walls were demolished and replaced with glass partitions.
The ventilation problem was also solved by designing a heating and cooling zone and providing an air conditioner duct from centeral hvac unit
The conference room includes an eight-person table with custom decorative steel legs and a hidden power and multimedia supply system in the floor for the display panel.
Our design also includes the installation of the company slogan with hidden lighting components, decorative wall coverings, hanging linear lights above the conference table, and spotlights for the green space
The previous staff area didn't have a sales management section, and two back-to-back desks were placed in a way that blocked natural light from reaching the end of the space. In the new design, the sales management section is now part of an open office with five employees, each having their own personal accessorieseach employes, in both the sales and commercial departments, has access to an emergency power outlet with UPS, a dedicated and coordinated network, personal storage, and an archive cabinet. They work in a dynamic space, interacting with management and under its supervision. Next to the staff and management areas, there's a guest area for up to three visitors. When they are not present, this area can also be used as a break room for employees, separated from the workspace by green space
Expanding the commercial management area by removing part of the unused pantry space. The wall between the commercial management zone and the sales zone was demolished, and a double-sided cabinet was installed in between, serving both the commercial management and sales management areas. Additionally, the previously unused spaces, where floor fan coils were once located, have been converted into archive cabinets for the commercial management and sales areas, a management desk with decorative steel legs was designed and constructed in the workshop. Under each desk, a hidden compartment was created, providing discreet access to electricity, network connections, and UPS."
